The room felt dated with outdated furniture, which didn't align with the pricing expectations set by some reviews. Noise from nearby pedestrian traffic and a waterbus station was a significant issue, disrupting the otherwise tranquil atmosphere. The lack of a kettle or coffee-making facilities was disappointing-especially when you want something quick. I also found the restaurant's limited hours restrictive. Not having dinner options earlier in the evening was inconvenient after a full day of sightseeing.

The hotel was in a very central location away from St Mark's Square. I ate at the rooftop restaurant near the property.

Easy to get to, marvellous and amazing location not far from water taxis, gondolas, and ferries, the buses, and Very Close to Vaporetto. Inviting superior queen room, exceptionally comfortable beds. The stuff where very pleasant and incredibly nice and assisted with private parking.

The good breakfast with croissants and stunning views from the rooftop terrace made our mornings special. Our room was immaculate despite the weather outside.

We liked substantial breakfasts and fantastic views!
We had fresh bread and eggs in the morning. Besides, the location was absolutely perfect for our stay, within 15 minutes' walk of a grand showpiece square.

Great location, right on the main lagoon in Venice. Larger than normal room, with balcony overlooking the waterway. Close to St Marks and shopping. I upgraded to a waterfront the second night of stay. Breakfast had hot as well as cold selections and set in a well appointed and inviting area of the hotel. There was a nice outdoor bar area on the fourth floor overlooking the canals as well .
Air conditioning in room was marginal.

Consider requesting a high floor for better views and a more serene atmosphere, especially during busy tourist seasons.

I like the location, it is very close to the San Marco, and most of the attraction places in Venice, the cleanness of the room, plus the arrangment, The bathroom is well designed, i like the water tub, it has a jackozi vibration system, wow for relaxing after a long day walking.
walls need soundproof, it is a bit noisy at the morning, but it didn't bother me at all.

The location was excellent and the room comfortable. It was a superior room and of reasonable size. I think that the standard rooms would have been very small. The staff were very friendly and helpful.
Breakfast was excellent but a meal we had in the restaurant was poor.

Location is great. Excellent, fantastic, romantic view of the lagoon. Very comfortable. Romantic history background of the building. All water buses next to the door. Free WiFi internet, which is very useful if you need communicate. Very clean, excellent staff.
During our stay here in the beg/April there was the abnormal hot weather (up to 25 deg.C). Unfortunately air conditioning normally not running at this time (just heating). So you have 2 choices: open the window and sleep with a noise from the tourist crowded street or close the window and sleep in high temperature. Understand it was abnormal situation, but just for the case...

the hotel was quiet and fabulous, loved the lagoon view from our superior queen room. the staffs were very pleasant and amazingly nice and the service was excellent. the restaurant was top-notch for lunch, we ordered warm dishes. its location was very central, minutes from a gothic church. the property was an enjoyable base for enjoying a beautiful area.
Some of the staff were unwelcoming.

Fantastic location with a direct walk to the main attractions. The room was surprisingly spacious, with a lovely balcony with canal views. Breakfast offered an array of delicious options, including wonderful pastries and fresh fruits. The check-in process was somewhat disorganized, and the staff could have been more accommodating regarding room availability.

The Locanda Vivaldi is very close from San Marco. We've chosen a room with view on the lagoon, which is really nice. People at the reception were extremely nice and ready to help. Wifi is included in the price of the room.
The prize! The hotel is very well located, the view on the lagoon beautiful, but I don't believe it justifies 380€/night. There is a computer at the reception with a printer, but nobody could explain me how to print a document :-D Last, but not least the bath is too small for you if you're more than 1m70 (or if you have large shoulders)
